Property Overview 5 Bed 2.5 Bath brick home, 2632 sqft. Primary bedroom downstairs, other bedrooms upstairs and 1 full bath, and gameroom upstairs. Downstairs is the Primary bedroom with full bathroom with separate tub and standup shower and walk in closet, 1/2 bath downstairs. Fenced back yard, 2 car garage, sprinkler system for yard. Nature Reserve within walking distance, and Deerbrook Mall, and lots of shopping just miles away. Rooms will come furnished with bed and dresser drawer for each guest.

RESIDENT CRITERIA

The potential resident has completed a pre-residence interview and deemed appropriate for residency. 

The potential resident must be 18 years of age or older and have an executive payee to manage funds  

The potential resident must agree in writing to abide by Garner Ave Affordable Housing rules and regulations.  

The potential resident must be willing to sign a drug screen release.  

The potential resident must be willing to sign a release for a criminal background check.  

The potential resident must not be classified as a sexual or violent offender within the past 5 years. (case by case basis)*.  

The potential resident must be deemed an appropriate candidate by the House Manager and Director of Garner Ave Affordable Housing  

HOUSE AND ROOMMATE RULES

1. Respect each other’s personal space.
2. Personal Supplies: Roommates shall provide their own toiletries as well as
food and laundry supplies and shall not use or borrow another person’s
supplies without their explicit prior consent.
3. Personal property: Roommates shall be responsible for the safekeeping
and insurance of their own valuables.
4. Please keep your side of the room clean and free of clutter.
5. Breach and Mediation: Contentious issues between Roommates shall be
resolved by majority vote of all occupants or consultation with and binding mediation
6. Amendments: The Roommates agree that the above Roommate Rules
Agreement may be amended from time to time by mutual consent or by
majority vote if there are more than two occupants in the house.
Amendments shall be effective when done in writing and signed by all
Roommates. By signing below the Roommates agree to abide by the
terms and conditions as stipulated above.

House Rules: The following are not permitted or permitted as specified herein:
Smoking: NOT ALLOWED
Pets: NOT ALLOWED
Alcohol and Legal Drugs: NOT ALLOWED
Visitors: Are permitted between the hours of 10am-8pm, Monday-Friday in
common area only. Visitors are now allowed in the members’ room and must visit
the common area. Members are responsible for their guests and should show
great hospitality. Visitors are not allowed to roam the house or enter another
member’s room without permission.
Overnight Guests: NOT ALLOWED, out of respect to other house members and
safety of all persons
Parties and Social Gatherings: NOT ALLOWED
Parking: Street parking Only
Use of Laundry / Communal Appliances: ALLOWED
Quiet Times Weekdays: 8pm-10am
Quiet Times Weekends: 10pm-10am
Each House member shall clean an area if used individually immediately after
use. In the kitchen, this will mean cleaning and clearing dishes, utensils and all
equipment used such as the stove, microwave, oven and wiping down all
surfaces.
Maintenance and Care of the Premises: All house members shall share the
responsibility of the cleaning and upkeep of communal areas as follows:
Daily cleaning on a daily basis:
(_) Trash removal (Must be taking out before quite time)
(_) Dishes and kitchen wipe down if used communally
(_) Toilet / Bathroom
(_) Sweeping of floors
Weekly cleaning on a rotational basis:
(_) Mopping of floors
(_) Vacuuming of carpets
(_) Dusting and wiping down surfaces
(_) Degreasing the oven and cooking surface
